The search for affordable housing in Lagos can be challenging due to the city’s high population density and limited supply of affordable housing units. But despite the overall high cost of living in Lagos, some parts of the state still have pockets of affordability. To find them, we spoke with four house agents who listed Ayobo, Aboru, Igando, Ijegun and Abule Egba–all located within the Alimosho local government area, as the best options available to house hunters.
Alimosho, a part of the Ikeja division of Lagos state, is the biggest local government area in Lagos state in terms of land area and population. According to the house agents, house hunters can find self-contained homes in these areas for as low as ₦150,000 annual rent, mini-flats for ₦170,00 and 2-bedroom flats for ₦250,000. Of course, there are trade-offs when seeking cheap rent like this, which include apartments without POP ceilings or tiled floors in their interiors.
Ayobo
Often described as “a far place” because it borders Ayetoro in Ogun state, Ayobo has been a destination for those seeking affordable living in recent years. Its distance from the bustling major city centres like Ikeja and Oshodi has kept its rents relatively low, attracting families and individuals seeking a more serene environment.
Despite its reputation as a suburb, Ayobo is home to over 500,000 people, with new developments and amenities springing up to cater to its expanding population. From Anchor University, a private university in Megida–the city’s capital, to numerous markets and shopping centres, Ayobo is steadily shedding its remote image and becoming a self-sufficient hub. Some of the most affordable neighbourhoods in Ayobo are Lafenwa, Orinsumbare, Isefun and Gbajabiamila.
Aboru
Aboru is a predominantly residential area in Agbado Oke Odo LCDA. Its strategic location off the Lagos-Abeokuta Expressway allows residents to easily connect to the city centre and surrounding areas, such as Iyana Ipaja, Agbelekale, and others.
The area has housing options, from single-room apartments to spacious bungalows, at prices significantly lower than those in more central Lagos areas. Developments such as Hilltop Estate, Garden Estate, Genesis Estate, and Heritage Estate are just a few examples of the well-maintained and affordable housing options available to residents in Aboru.
While Aboru may lack the glamour of other Lagos neighbourhoods due to infrastructural challenges, the affordability of some houses in the area makes it an appealing choice for middle-class and low-income earners.
Ijegun
Ijegun, north of Alimosho LGA, is also considered a budget-friendly area. Close to places like Iseri-Osun/Ikotun and significant markets, including Iyana Ipaja and Trade Fair International Market, it balances suburban ease and urban access.
Here, a three-bedroom flat goes for N300,000 to N500,000, and a two-bedroom flat can be snagged for 250,000 to N350,000 annually. Affordable and well-connected, Ijegun is a down-to-earth option for those seeking a wallet-friendly home in Lagos.
Igando
Igando is a prime destination for budget-conscious house hunters, with rental costs significantly lower than other Lagos areas. Igando is home to Alimosho General Hospital, a prominent medical facility serving the surrounding communities. It is also close to Lagos State University (LASU), making it an attractive option for students and staff seeking affordable housing near the campus.
Abule Egba axis
Abule Egba is connected to major highways and transportation routes in Lagos, including the Lagos-Abeokuta Expressway and Ekoro Road. Many areas in Abule Egba are just as expensive as major cities in Lagos. However, places like Agbelekale, Omi Ata and Command are considered more affordable, with lower property prices than other central areas of Abule Egba. A resident at Omi Ata who prefers anonymity said he has been paying N270,000 annually for a two-bedroom flat for three years.
