Ikeja is dubbed the administrative and economic hub of Lagos because it houses the state government headquarters, a concentration of major industries and the Murtala Muhammed International Airport. For most leaders in these sectors, residential estates around Ikeja are the natural choice as it’s close to their offices. These estates also cater for professionals, entrepreneurs, and creatives seeking a well-connected and luxurious urban lifestyle.

In this article, we document the affordability, history, location and side attractions of eight estates in Ikeja area of Lagos.  

  1. Shonibare Estate

Located in central Maryland, bordering Ikeja, Shonibare Estate has been a mainstay of Lagos living since its construction in 1959 by Shonny Investment and Properties Limited. It offers various residential options, from terraced duplexes to semi-detached duplexes and block flats.

It’s often compared to the exclusive Banana Island because of its serene atmosphere and first-rate amenities. The gated community is expensive and attracts residents who value privacy, tranquility, and high-end living. As of November 14, 2023, a four-bedroom flat was listed for 17 million naira per year. Its proximity to Ikeja cantonment gives residents a sense of security and convenience.

  1. Orchid Court

Orchid Court is a high-end residential estate developed by Briscoe Properties Limited in 2014. It offers over 20 luxurious homes of different sizes, from apartments to detached houses, all perfect for families or individuals who want a quiet, secure place to live. Its location at Michael Ogun Street, Ikeja, provides access to the amenities of Ikeja GRA.   1. Emeka Anyaoku Estate

Established by the Lagos State government in 2013 under Governor Babatunde Fashola, Emeka Anyaoku Estate offers 76 four-bedroom duplexes in the heart of Ikeja GRA. The estate, also known as Millenium Housing Estate, is at Muiz Banire Street, providing convenient access to major amenities like the Murtala Muhammed International Airport, which is just a 10-minute drive away. As of December 19, 2023, a four-bedroom maisonette within the estate was listed for rent at 5.5 million naira per annum.

  1. Alausa Royal Estate

Another prestigious luxury estate, Alausa Royal Estate, is at 201 Obafemi Awolowo Way, Alausa, Ikeja. Less than ten minutes drive from the largest store in Lagos mainland, Ikeja City Mall, and other famous landmarks in the Ikeja GRA, including the Lagos State Secretariat, Kanu Ndubuisi Park, and Ikeja Electric Distribution Company. It’s difficult to find rent listings for this estate online. Such information is best accessed through direct contact with current residents or through community events.

  1. Alfred Garden Estate (AGE)

Alfred Garden Estate (AGE) occupies 8.2 hectares in Kudirat Abiola Way, Oregun. It caters to over 150 families with housing options that include spacious 5-bedroom semi-detached houses, terraces, and maisonette apartments. Its prime location also offers easy access to the Opebi-Link Bridge, Ikeja CBD, and Ojota-Ikorodu Road. Top-notch facilities include a rec center, gym, and business park. Properties here are hardly advertised too. House seekers would have to depend on insider networks.

  1. Wemabod Estate

This is one of the well-established estates in Ikeja located off Adeniyi Jones, Ajao Road. Odu’a Investment Company Limited developed it through its subsidiary, Wemabod Limited. Wemabod provides wheelchair-friendly walkways and on-site police. Residents benefit from amenities within the estate, such as the renowned Taal Specialist Hospital and local shops. While parking primarily occupies roadways, some units in the estate feature private spaces to park. The average rental cost for houses in Wemabod, as per PropertyPro.ng, is ₦1,800,000. 

  1. Julie Estate

Julie Estate is located at Oregun in Ikeja. As of June 2023, the rental prices for properties here range from ₦3,500,000 per year for long-term leases to a short-let option available at a daily rate between ₦30,000 and ₦70,000. The estate also provides serviced flats, and there are currently flats, houses, land, and commercial properties listed for rent or sale.

  1. Dabis royal estate

Dabis Royal Estate is known for its luxury, and properties are serviced. It is conveniently located off Allen Avenue, Opebi, Ikeja, Lagos, offering proximity to public facilities and amenities. The properties here are also in high demand due to their world-class quality and the desirable location within Ikeja.
